Start before you start looking

The single most useful thing you can do is find out what you can actually borrow before you fall in love with a house. It takes one conversation and a soft credit check.

With a decision in principle in hand you can offer with confidence, and most estate agents will take you far more seriously than a buyer who has not spoken to anyone yet.

How much deposit you need

Five percent is the usual minimum, but the rate improves sharply at ten and fifteen. We show you what each level costs over the fix.

  • A small deposit is not a dead endNinety five percent mortgages exist and are widely available. The rate is higher, so we show you the real cost of waiting versus buying now.
  • Being on probation is usually finePlenty of lenders accept applicants in a new job, and some will lend before you have even started, on a signed contract.
  • A gifted deposit is normalLenders expect them. They need a short letter from the giver confirming it is a gift and not a loan. We provide the template.
  • Student loans are not debt in the usual senseThey affect affordability through your net pay, not through your credit file. Their impact is smaller than most people fear.

How it works

From first call to front door

Step 01

Work out the budget

We check what you can borrow, what it costs each month, and what you need in the bank for fees. Then we get you a decision in principle.

Step 02

Find the house, make the offer

Once your offer is accepted we submit the full application, chase the valuation and manage the lender through to a formal offer.

Step 03

Exchange, complete, move in

We stay in the middle between the lender and your solicitor until the money moves and the keys are yours.

Frequently asked questions

How much can I borrow as a first-time buyer?
Most lenders work to around four and a half times income, though some stretch to five or five and a half for certain professions or higher earners. Credit commitments, childcare and the type of income you earn all pull that figure around. Our affordability calculator gives a rough steer and a ten minute call gives a real one.
Do I need a perfect credit score?
No. You need a credit file a lender can understand. Missed payments, defaults and even some county court judgments can still be placed with the right lender, sometimes at normal rates if they are old enough. Tell us early so we aim at the right lenders first time.
What is a decision in principle and how long does it last?
It is a lender's initial indication of what they would lend, based on a soft credit check. Most last between sixty and ninety days and can be refreshed. It is not a guarantee, but estate agents will usually want to see one.
How long does the whole process take?
From accepted offer to completion, eight to twelve weeks is typical, though chains, leasehold properties and slow solicitors all stretch it. The mortgage offer itself often arrives within two to three weeks.
Should I use the estate agent's recommended broker?
You are never obliged to, and you should not feel pressured. Some are excellent. What matters is whether they search the whole market or a restricted panel, and whether the agent is being paid for the referral. Ask both questions.
Important. Your home may be repossessed if you do not keep up repayments on your mortgage.
